A real estate professional for more than 15 years, Margie Riley is known for integrity, diplomacy and sincerity in all her dealings. In her tenure in the business, she has first and foremost strived to be someone in whom her clientele and colleagues can put their trust and faith. Every transaction, she believes, is always about her customer. “You are the driver, I am the passenger who’s there to guide, educate, and provide the best service possible.” Key to Margie's success has also been the result of her patient demeanor and dedicated work ethic. She knows how to listen, is generous in offering information, and more importantly, knows when to stop talking. Her main intention is to understand her client’s needs and build a relationship that will last over the course of time. When orchestrating deals for her buyers and sellers, Margie is assertive and effective without being too aggressive. While she is a strong negotiator and advocate for her clients, she is just as much a compassionate, friendly, humorous partner who eases a process that can often be quite stressful. Margie grew up in Indiana where she attended Indiana University until 1983. Margie came to the Great State of Texas where she has resided in many areas of Houston since 1983. She offers clients a seasoned knowledge of Houston and an intimate understanding of what makes each residential niche so special and unique. Margie specializes in several areas of Houston, particularly the Far Northeast and surrounding areas along with her League City neighborhood which she knows extremely well. She also serves clients seeking or selling in Kingwood and Humble where she's sold quite a bit. Prior to becoming a Residential Real Estate Professional, she was affiliated in Property Management and Commercial/Residential Real Estate Development. Her comfort level spans serving everyone from high-profile corporate clients to individuals and families looking to find their perfect home.

The Help We Need After Harvey's Trauma

Hurricane Harvey’s catastrophic flooding has directly affected all of us in this area. Whether your home was flooded or not, we were all still out there helping friends, neighbors, and total strangers pick up the pieces and have all witnessed the overwhelming sadness and confusion. Here’s a few things that may help you overcome your struggles:
First of all, it’s important to know that if you DO have flood insurance, you MUST file a proof of loss within 60 days, or they may reject your claim. Many times, the NFIP extends the deadline, but play it safe!
There may be help for you if you’re delinquent on your mortgage. If you have an FHA-insured mortgage, live in an area that the President declared a disaster and are having difficulty making your mortgage payment, call your mortgage company! You may qualify for FHA disaster relief, such as a 90-day foreclosure moratorium, waived late fees, or a loan modification. The United States Department of Housing and Urban Development has instructed FHA lenders to use reasonable judgment in determining who is an affected borrower, so give your lender a call to see if they can help you.
More good news - Whether you’re a renter or a homeowner; if your home was affected by Hurricane Harvey, The United States Department of Housing and Urban Development has a mortgage program for disaster victims called the FHA 203h. This is a NO MONEY DOWN financing opportunity. Although most lenders have their own minimum credit score, HUD says the minimum credit score to qualify for this program is 500. This opens the door for many folks that haven’t been able to qualify for a mortgage loan in the past. Give your lender a call to see if you qualify, or if you’d like, you can contact Rachael Neville at Expedient Mortgage at the number below, and she can answer more specific questions about the program.
We hope you fared well through the storm, but if not, hopefully the above will provide some relief.

Dads are the best, but they don’t often get credit for all they do. They make you feel safe, pick you up when you fall, always support you and have a way of pulling a dad joke out of thin air. So go ahead, spread a little love to the wonderful fathers and father figures who have touched your lives. Let him know how much you appreciate him. Give him a card. Take him to dinner. Give him a hug. Share a secret with him. Celebrate your dad!

Memorial Day is more than barbecuing and a day off work. It means honoring America and remembering those who have fought for our freedom. A Memorial Day Ceremony to honor the men and women who have sacrificed their lives in service of our country will be hosted by The City of League City and American Legion Post 554 on May 29th at 10 a.m. The ceremony will be held at Fairview Cemetery, 901 N. Kansas, and features a moment of silence, a wreath ceremony, and roll call of area service members who have died while in military service. Have a safe weekend and take some time to thank a service member.
