League City’s Victory Lakes/I45 Corridor Business Updates – Pinnacle Park

Cabela’s The 72,000-square-foot store, is located at 2421 S. Gulf Freeway, League City. It is an anchor tenant in Houston-based Pinnacle Alliance Fund Inc.’s new League City development, Pinnacle Park. The grand opening has been scheduled for Thursday, March 17th. The weekend-long celebration will include giveaways, family activities and more.
The store features Cabela’s new layout designed to offer customers an immersive outdoor experience with wood construction, stonework, dozens of wildlife displays and museum-quality taxidermy mounts, vintage outdoor photos and memorabilia, hand-painted murals. An aquarium, an indoor archery range, an express cafe and other elements will also be included. Cabela’s hired 170 employees for the League City store, and they will host educational seminars and demonstrations throughout the year. This is Cabela’s sixth store in Texas, in addition to its stores in Fort Worth, Buda, Allen, Waco and Lubbock.
Three food establishments,Tilted Kilt Pub & Eatery, Firehouse Subs and Beef Jerky Outlet, have signed on as tenants in Pinnacle Park's first phase, southeast of Cabela's.
The Tilted Kilt, (7,466-sq.ft), will offer burgers, wings and other pub fare along with 60-plus beers on tap, with a focus on craft brew. It also will feature a fire pit lounge area and live music. Firehouse Subs will offer a fast-casual dining menu of hot and cold submarine sandwiches, salads and a new low-calorie menu. Firehouse Subs will occupy 2,200 sq.ft. at Pinnacle Park. Beef Jerky Outlet, a supplier of specialty meats such as kangaroo, alligator, venison and elk, will open a 1,000 sq.ft. store at Pinnacle Park. Beef Jerky Outlet seasons the jerky with exotic flavors and specializes in more than 200 varieties and sizes.
In November 2015, Memorial Hermann Health System’s board of directors approved the purchase of 13 acres in Pinnacle Park to build a nearly 47,000-square-foot convenient care centerthe largest of its kind for the Houston-based health system. Construction is expected to begin in the summer (2016) and is scheduled for completion in the summer of 2017.
The convenient care center will be along the south boundary of the development at I-45.
Pinnacle Fund Alliance purchased the Pinnacle Park site in December 2012; more information about this company can be found on their website.

Local National Take Back Initiative Events Being Held on October 26th

The annual “Take it Back” disposal of expired or unused prescription or over the counter medications will be held at the Victory Lakes University of Texas Medical Branch on Saturday, October 26, from 10am to 2pm. Area residents can bring pills and liquids (in their original container, if possible, no needles) to the UTMB Specialty Care Center at Victory Lakes, located at 2240 Gulf Freeway. This is a safe, anonymous drive-through process which helps keep medicines out of landfills. Pharmacy personnel and law enforcement officials will be present. All medications collected will be disposed of. This project is being sponsored by the Southeast Texas Poison Center at UTMB, Bay Area Alliance for Youth and Families, and the Kiwanis Club of Galveston.
Got Drugs? The League City Police Department is hosting a Drug Enforcement Administration National Take Back Initiative event on Saturday, October 26, from 10am to 2pm. The collection site will be in the parking lot between League City’s City Hall and the Johnny Arolfo Civic Center at 400 West Walker. This program is an easy anonymous drive-thru; medications will be destroyed by the proper authorities.

Interest rates remain at historic lows, builders are building and League City residents are gearing up for the spring sales season. 157 of League City’s 379 active listings on the Multiple Listing Service have been posted within the last 30 days as owners attempt to capitalize on rising home prices at a time when buyers begin to be more active in the market. With developers continuing to build out their remaining lots in subdivisions such as Victory Lakes, Mar Bella and Tuscan Lakes, the shortage of available homes is slowly being reduced, giving home buyers more selection to choose from.
With prices ranging from $80,000 to $1,950,000 and unique communities available such as South Shore Harbour, with its golf community atmosphere, to lakefront property at Constellation Pointe, anyone’s tastes can be satisfied.

UTMB Facilities Continue to Expand at Victory Lakes in League City

University of Texas Medical Branch held a ground breaking ceremony for their newest expansion on February 26, 2013, at the Victory Lakes Specialty Care Center located at 2240 Gulf Freeway, in League City. The ceremony was hosted on-site with a short program followed by a reception with various area business leaders, City of League City officials and UTMB dignitaries.
According to the UTMB Press Release,”The clinical space project is valued at $82 million and is scheduled for completion in February 2015. The contractor is McCarthy Building Cos. The designer is HKS Inc. The central-plant facility is valued at $8 million and is scheduled for completion in August 2014. It will generate electricity, emergency power, and hot and chilled water. The contractor is Tellepsen Builders. The designer is AEI Affiliated Engineers Inc.”
“The Specialty Care Center's ambulatory surgery and complex diagnostic services will expand to provide 39 inpatient beds for up to 72-hour stays, 17 emergency/urgent care treatment rooms, four operating rooms, endoscopy rooms and 25,000 square feet of shell space for future development. In addition, the finished site will provide increased imaging capabilities including an X-ray fluoroscopy facility, ultrasound and CT unit.
The utilities project will build a 5,000 square-foot plant to provide added thermal utilities, normal and emergency electrical power, and redundancy for each system at Victory Lakes. The system will be capable of independently providing electricity, hot water and chilled water for up to 72 hours. The design will provide for three 400-ton chillers and 6 million BTU of hot water.
UTMB opened the Specialty Care Center, 2240 Gulf Freeway South, in 2010. It houses several clinics and currently covers 110,000 square feet. The University of Texas System Board of Regents approved the expansion at its meeting Nov. 14, 2012.”
